No. This HELOC is a completely separate loan that sits behind your first mortgage. Your current rate, monthly payment, and loan terms are never touched.
For most loans, no appraisal is required. We use an Automated Valuation Model (AVM) which is fast, accurate, and completely online. An appraisal is only required for loan amounts over $400,000.
Yes, this process is fully digital from start to finish, including income verification, the AVM, and notarization via eNotary. A couple of things to keep in mind: depending on your specific state, eNotary may be switched to an in-person notary session, which typically takes 5 to 10 minutes and can take place at a location of your choice, including your home or a nearby coffee shop. For loan amounts over $400,000 a full appraisal may also be required.
Minimum 640 credit score. Sweet spot is 680 or higher. No late mortgage payments, bankruptcies, or foreclosures accepted. Collections and credit card debt may be acceptable. We review the full picture.
Eligible property types include:

Properties such as co-ops, manufactured homes, commercial properties, and mixed-use buildings are not eligible.
